Tenants
We maintain a comprehensive database
of properties available to rent and prospective tenants
and their requirements. As properties become available we
will immediately contact prospective tenants registered
with us. If you would like to be contacted please complete
the online form or call us. We are usually informed of property
available to rent within 1-2 months of the occupancy date
so it is advisable to contact us early. If you are interested
in any of our properties please contact us for an appointment
to view. If you wish to make an application for a property
you will need to complete a written application form including
occupancy dates, duration of the letting etc and an application
fee will be required. This fee will hold the property for
you whilst we obtain sufficient references for the tenancy
to proceed.
HOW MUCH MONEY WILL I NEED AT THE
BEGINNING OF THE TENANCY?
Normally we will take a months rent in
advance plus a bond equivalent to approximately six weeks
rent.
WHAT PERSONAL INFORMATION DO I NEED
TO GIVE YOU?
When completing the reference application
form, you will need to have the following information/supporting
documents with you:
The full address of your current property,
including the postcode.If less than three years at your
current address, a list of all your addresses for the last
three years with postcodes and dates of occupation.
The full company name, address and postcode
of your employer (if applicable) plus a contact name, telephone
and fax number and email address (if available).
A contact name/company name, address,
telephone and fax number of current letting agent or landlord
(if applicable).
Proof of identity and proof of residency
covering the last six months by producing at least one of
the following:
- A driving licence with your current
address
- A recent utility bill no more that
3 months old
- A recent mobile phone bill
- A recent council tax bill in your
name at your current address
- A copy of your current tenancy agreement.
What is a tenancy agreement?
A Tenancy Agreement is a legally binding
contract between the Landlord and Tenant that sets out both
the legal and contractual responsibilities and obligations
of both parties. It is imperative that if you have any individual
conditions that are important to you or especially relevant
to the particular let or property, that you advise us so
that they can be incorporated into the Tenancy Agreement.
It is usual for landlords to sign the Tenancy Agreement
themselves.
Tenancies will take one of two forms
being either an Assured Tenancy or, more commonly, an Assured
Shorthold Tenancy. Recent legislation has determined that
unless specifically shown in a written agreement any new
tenancy created will be deemed an "Assured Shorthold
Tenancy".
An Assured Shorthold Tenancy guarantees
the tenant a minimum first Term of 6 months. The tenancy
may be brought to an end by the Landlord by way of a 2 months
previous Notice in writing. Whilst the Agreement may stipulate
that one month's Notice is required from the Tenant to terminate
at 6 months, the Law entitles the tenant to ignore this
and merely hand in the keys to the property at the end of
the first 6 months.
Once the 6 months has elapsed, our Agreement
is so worded as to permit the automatic continuation thereof
on a month-to-month basis. The tenant may terminate the
tenancy at the end of or any time beyond the first 6 months
by 1 months previous Notice in writing.
